First Snowfall Checklist for Calgary Homeowners

The jobs on this list take an afternoon in September. Every one of them becomes harder, more expensive or impossible once the ground is frozen and covered.

Here is what is genuinely worth doing before the first real snowfall in Calgary.

1. Book snow removal now

Routes fill before the season. Companies commit to a set number of properties so they can meet response times, and once full they stop taking customers. By the first heavy snowfall, the companies with availability are the ones nobody wanted.

Pre-season pricing is also generally better than mid-season. If you are going to arrange it at all, arranging it early costs less and gets you a better provider.

2. Mark what a plow cannot see

Once snow covers the ground, an operator is working from memory and guesswork. Anything low and hard gets hit.

Put markers on:

• Sprinkler heads and irrigation boxes
• Garden edging and low retaining walls
• The edges of the driveway, especially if it is not obviously bounded
• Low posts, lighting bollards and decorative rocks
• Septic or utility covers if you have them
• Anywhere the lawn meets pavement without a clear line

Cheap fibreglass driveway markers do the job. This one step prevents most plow damage disputes.

3. Fix the downspout that ices up every year

Most Calgary homeowners have one spot that freezes over every winter. It is almost always where a downspout discharges onto or near a walkway.

The cycle is simple: roof snow melts during the day, water runs out of the downspout, crosses the path, and refreezes overnight into the exact patch you salt repeatedly all winter.

Extending the downspout so it discharges onto grass or away from foot traffic removes the problem permanently instead of treating it weekly.

4. Clear drains and gutters of leaves

Chinook meltwater needs somewhere to go. Blocked gutters send it over the edge onto walkways. Blocked storm drains send it pooling across driveways.

Both then freeze. Clearing leaves in autumn is one of the highest-return jobs on this list.

5. Buy ice melt before you need it

Shelves empty during the first serious cold snap, every year. Buy a bag or two in early autumn and store them somewhere you can actually reach in a storm, which means not the back of the garage behind the summer furniture.

Keep a smaller container by the door for quick application on steps.

6. Check your outdoor lighting

Winter mornings and evenings are dark in Calgary, and the highest-risk surfaces are exactly the ones people cross in that darkness.

Replace dead bulbs at the front door, along the walk and at the steps. Being able to see ice is a meaningful part of not slipping on it.

7. Sort your shovel situation

If you clear your own property, check the shovel still exists and is not cracked. A pusher-style shovel moves far more snow with less effort than a scoop for wide flat areas.

If you have a snow blower, service it now: fresh fuel, check the spark plug, make sure it starts. Discovering it will not start at 6am in a snowstorm is a bad way to begin a season.

8. Walk the property and look for water paths

Spend ten minutes noticing where water goes when snow melts. Look for:

• Low spots where water pools
• Slopes that direct runoff across walkways
• Shaded areas that stay frozen when everything else thaws
• Where snow piles will end up, and what is downhill of them

These are your ice patches. Knowing them in advance means you treat them before they form rather than after someone finds them.

9. Know your responsibilities

Calgary requires the public sidewalk bordering your property to be cleared to bare surface within 24 hours of snowfall ending. Fines escalate at $250, then $500, then $750 within twelve months.

Two points people get wrong:

• Landlords remain responsible even when they do not live at the property. Renting it out does not transfer this.
• Driveway snow cannot go on the road. Snow from private property must stay on private property.

10. Have a plan for when you are away

If you travel in winter, decide now who is clearing the property. The 24-hour clock does not pause for holidays, and a neighbour complaint while you are away is how people come home to a fine.
