Parking lot snow removal looks like a simple job from the outside. A truck pushes snow to the edges. In practice it is a scheduling and space problem, and the difference between a good contractor and a cheap one shows up in February, not November.
Here is what actually drives the work and the price.
Why there is no price list
Residential driveways are similar enough to each other that companies can publish a range. Parking lots are not. A quote depends on:
Size and layout. Total area matters less than shape. Long open runs are fast. Tight aisles, islands, curbs and bollards mean slow, careful passes.
Entrances and approaches. Every entrance is a priority area and a pinch point. A lot with four entrances is a different job from a lot with one.
Sidewalk and walkway length. Usually the most underquoted item, and the one carrying the most liability.
Snow storage space. A lot with a grass perimeter is straightforward. A lot bordered by building on three sides has nowhere to put snow, which changes the whole approach.
Required response time. A guaranteed two-hour response commits crew and equipment to you specifically. Next-day service does not. That is a real cost difference.
Hours of operation. Clearing a lot that must be usable at 7am is different from one that opens at 10am.
What a typical service visit covers
After a triggering snowfall, a proper visit should include:
- Plowing drive aisles and parking areas
- Clearing entrances and approaches first, since that is where traffic and risk concentrate
- Clearing sidewalks, walkways and any stairs or ramps
- Clearing accessible stalls and the access aisle beside them, which is frequently missed
- Applying ice melt or sand where needed
- Stacking snow in the agreed storage areas without blocking sightlines or drains
That last point matters more than it sounds. Piles placed at a corner exit can stop drivers seeing oncoming traffic, and piles on storm drains cause flooding during a chinook melt.
The two costs owners underestimate
Ice control
In Calgary this is not optional in practice. Chinook cycles melt the top layer of snow during the day and refreeze it overnight, so a properly plowed lot can be glazed with clear ice by morning without any new snowfall.
Clear ice on dark asphalt is genuinely hard to see, it forms overnight, and it lands right at opening time. Plow-only contracts leave exactly those mornings uncovered.
Hauling
Every clearing pass adds to the piles. By midwinter this becomes a capacity problem:
- Piles occupy stalls you are paying rent or taxes on
- They block sightlines at entrances and exits
- Meltwater runs off them and refreezes across drive aisles
- Eventually a plow cannot stack any higher and a loader is needed
Hauling is a separate operation, a loader to gather, trucks to carry, and a legal place to dump, so it is priced separately. Agree the trigger and the rate before the season. Booking hauling as an emergency in February is when it costs the most and is hardest to get.
What separates a good contractor
Price is the easiest thing to compare and the least useful. These matter more:
A written response time. “Prompt” is not a commitment. “On site within 2 hours of snowfall ending” is. Ours are written into each contract, with priority options for properties that must be clear before opening.
Documentation. Time-stamped service logs, ideally with photos. When a slip and fall claim arrives months later, records showing the lot was cleared and treated that morning are the strongest evidence you have.
Proof of insurance. Liability coverage and workers’ compensation, with a current certificate. If an uninsured contractor’s worker is injured on your site, that can become your problem.
Capacity. Ask how many properties they service and what happens after a 20 cm overnight snowfall. Everyone looks capable in November. The question is whether you are on the route that gets cleared first.
A plan for storage. A contractor who has already walked your lot and can tell you where snow goes, and at what point hauling starts, has thought about February.

- What snowfall depth triggers a visit, and is that per event or cumulative?
- How long after snowfall ends will a crew be on site?
- Are sidewalks, accessible stalls and access aisles explicitly included?
- Is ice control included, or billed per application?
- Where will snow be piled, and how many stalls will that cost me?
- At what point does hauling get triggered, and at what rate?
- Do you provide time-stamped service records?
- Can I see current proof of insurance?
Two quotes are only comparable once you have the same answers from both.
